Seward Towers
Multi-Family Housing  | Occupied Rehabilitation

Seward Tower East and West are 21 story buildings totaling 640 affordable housing apartments. All units received new cabinets, countertops, flooring, paint, doors/hardware, and plumbing fixtures. In addition to the finishes, all waste and vent piping was cut out and replaced during construction. New windows, masonry restoration, EIFS repair, new finish coat and many common area and site work updates/improvements are included. Unique challenges include:  Replacing outdated boilers with new high efficiency equipment/VFD controls and taking an existing combined domestic water/heating system and separating into two systems. Also, providing new valves and thermostats in each unit to allow for proper heat control; all work had to be completed during the non-heating season.  Repairing the parking lot structures by identifying and replacing bad sections of post tension cables and installing a new surface when complete. All work had to be completed in small organized sections to allow parking for the residents on-site.  Relocating the south building entrance, new access control/CCTV systems and a new first floor design while the building remained occupied.


Due to the building being occupied at the time of renovation, the largest concerns for the owners were schedule and on time and on budget completion to avoid further tenant disruption. Frerichs completed the large complex project 6 months ahead of schedule and managed to add more owner desired scope to the project during the timeframe.
