There were many improvements done to the Creek Pointe Apartments, located at 1950 Burns Avenue in St. Paul, MN. A large portion of the exterior work on the project included improvements to the storm water system. Adding more collection points tied into the existing system required re-grading most of the site and building 3 large rain gardens helped to manage the volume and velocity of water entering the new system. Concrete, bituminous repairs and lighting upgrades were added to the parking lot as well as the removal of the trash enclosures which allowed for added parking stalls. Improvements to the building exterior include complete removal of stucco siding which was replaced with painted Hardie board siding and a new club room/recreation room with a large concrete patio. Creek Pointe’s interior/apartment upgrades consist of new flooring, lighting, plumbing fixtures, cabinets, countertops, appliances and kitchen remodeling which added 15 feet of additional cabinet space to each apartment. The community room improvements include a refinished pool area, fitness room, kitchen, meeting spaces and a dog wash room. All common areas received new finishes.

Project Challenges 1) Replacement of the storm water system at the back of the building required 2-600’ directional bores for the pipe to maneuver around all of the existing building’s utilities. 2) Scaffolding that spanned the width of the existing pool for the ceiling replacement.
