This project consisted of a newly constructed three story, forty-six unit apartment building with underground parking. There are six, two bedroom “condo like” apartments on the first floor, twenty-one efficiency and nineteen one bedroom units to make up the second and third floors. The heating and cooling system utilizes a Mitsubishi heat pump system with electric baseboard heat as a backup. Also included in the construction costs were the removal and replacement of contaminated soils from the former gas stations that were located on the site.
The extent of the soil correction was greater than the experts intended. We accompanied the owner in meetings with Hennepin County to request additional grants for the cleanup. Due to a wet fall and wet summer, the water table rose within four inches of the finished floor elevation for the basement slab. An interior drain tile system was implemented, as well as soil stabilizing techniques so the slab could be poured and still be structurally stable.
