Located in the heart of Minneapolis’ North East Art District, Hook and Ladder is a combination of two separate buildings on the same parcel of land, each having 59 units for a total of 118 affordable units. The buildings offer spacious one, two and three bedroom units. Both buildings are built to very high energy standards; the three-story building is constructed to meet the Energy Star for Homes Standards https://www.energystar.gov/newhomes/homes_prog_reqs/multifamily_national_page and the five-story building is constructed to meet Passive House Institute U.S. (PHIUS) Standards http://www.phius.org/home-page. Amenities of the rental complex include a community room, arts space, common laundry, underground parking, playground, bike storage and repair area and community gardens.

The Owner will have the ability to monitor and compare the energy usage between the two buildings to study the statistical data produced. This data will be used while creating similar future energy saving buildings. Both buildings will offer its residents a very clean and comfortable living environment and healthy air.

Meet/Exceeding Owners Goals, Values and/or Expectations

The passive building is the first of its kind in this region to be completed as a multi-family facility. Frerichs was able to co-design the exterior wall assemblies with the Architect prior to bid to allow the least amount of disruption to the air/vapor barrier, thus creating a most cost efficient and virtually unpenetrated exterior assembly.
